WHAT IS DESIGN BUILD?

Design-build is a project delivery method where Erika Jayne Design + Build is your single go-to contact, coordinating all the details on your behalf. This method benefits our clients by decreasing the administrative burden, reducing risk, and streamlining the process to deliver a completed project that is on time and budget. We bring together a team of experts from each discipline with all parties sharing common objectives and working as a team to identify the most innovative and best-value solutions from the onset of your project.

CAN I USE MY OWN CONTRACTOR? 

Working with EJ Design + Build means that you have a dedicated team of disciplines working on your project from design conception to construction completion. The relationships with our subcontractors was built over years--and many successful projects. However, if you have a preferred contractor or tradesperson that you’d like to be a part of your project, we can certainly work with you to accommodate a collaboration.  

HOW MANY DESIGN OPTIONS DO YOU PRESENT?

Based on our target budget and in-depth programming, we present one to two designs at the initial design presentation meeting. With your feedback, we make any necessary changes and refine the ideas to present you with a final conceptual design at design presentation #2. 

ARE YOU FIXED FEE OR HOURLY?

Both. We charge an hourly fee for our design time and a fixed fee for the build of your project. For us, this means we are compensated fairly based on how many iterations of a design you may need to see. For you, this means you are billed for the actual time we spend on your project, not an inflated estimation of time. In the design phase, we design and source materials with an agreed upon target budget in mind. In the construction phase, the final cost is presented after the conceptual design has been approved, all of the materials and finishes have been selected, and our subcontractors have presented their bids.

HOW LONG DOES THE PROCESS TAKE?

It depends on the scope and scale of your project. For a typical kitchen or primary bathroom renovation, we allocate 8-12 weeks for the design phase, another 2-4 weeks are needed for construction documentation and the building permit, and 6-8 weeks for construction. 

For our interior design projects, we allow anywhere from 4-12 weeks for the design of each space and depending on the scope of the project, up to 1 year for the completion of your space. We believe that your space should tell your unique story. We prefer artisan-made over factory-made and source merchandise with process, origin and materials in mind. Incorporating unique, oftentimes handcrafted pieces sourced from near and far takes time. Our approach lends itself to creating spaces that feel collected and curated over time.

HOW FAR IN ADVANCE SHOULD I BOOK MY PROJECT?

We tend to book up at least 3 months out so the sooner the better! We suggest starting the interview process early to allow enough time for us to get to know one another and time to schedule your project.
